Dangerous Buildings are controlled by the Council under Sections 77 and 78 of the Building Act 1984.
If the building or structure poses a potential danger to the safety of people, we take appropriate action to remove the danger. We have legal powers to require the owners of dangerous buildings or structures to remedy the defects or we may direct our contractors to carry out works to make the building or structure safe. In addition, we provide advice to the Fire Brigade on the structural condition of Buildings during fire fighting or in the case of vehicular damage.
Demolitions Under Section 80 of the Building Act 1984 anyone intending to carry out demolition work within the Area is required to notify the Council either in writing or via email.
This should be done a minimum of six weeks prior to the demolition.
The Council then has the six week period to consult with appropriate bodies such as
- Fire and Rescue Authority
- Highways Authority
- Thames Water Utilities
- Environment Agency
- Environmental Health Department
- Health and Safety Executive
We will also issue and respond to appropriate notices under Sections 81 and 82 of the Building Act 1984.
This process normally only takes a few days but may take longer in some instances.
