The planning system provides society with a way of controlling how we use land, what we build and where we build it. Properly planned development is the key to preserving the high quality environment that we have in South Bucks. Our main plan for the area is the South Bucks District Local Plan.
Planners are ready to provide advice and to discuss proposals before they are turned into formal applications and, as a result, most planning applications are successful. We have received a lot of praise for our guidance on house extensions.

We are now linked with the national Planning Portal which offers a wide range of services and guidance on the planning system, including application searches by Planning Authority, useful tools for calculating volume and areas and general planning news updates. The Guide section of the Portal offers a brief introduction to the planning system and some explanation of what planning is for and why it is important to us all. This is intended for both householders and business people. It explains why planning controls are necessary and how decisions are made.
To apply for an planning permission or any other consent, you may complete an online application form at the planning portal site or print off and fill out a set of application forms from this website. You can also use the on-line applications service to produce a site location plan to accompany your application. The relevant application fee will be automatically calculated for you and can be paid electronically through the Planning Portal.
If you seek permission to carry out works to your property and your application isn't decided within a set period, or you get a decision that you disagree with, you have a right to make an appeal.
The planning portal holds information about development plans . We will soon be adding our local plan to the portal site, but, in the meantime, the South Bucks District local plan and proposal maps can be inspected here .
The Study section aims to help people to teach or learn about town and country planning at all levels and in all types of education whilst the Research section of the Portal is intended to help professional planners, lawyers, students, academics and others with an in-depth interest in town and country planning, including national guidance notes and other advice.
