Supplementary Planning Guidance

Supplementary Planning Guidance (SPG) is non-statutory guidance which supplements Local Plan policies. Only the policies in the Local Plan have the special status afforded by S54a of the Town and Country Planning Act 1990, in deciding planning applications.

However, the Government advises that SPG may be taken into account as a material consideration when determining planning application, the weight given to it increases if the SPG is prepared in consultation with the public and has been the subject of a Council resolution.

The Outdoor Playing Space in South Bucks SPG was adopted on 20 September 2000. A copy can viewed below.

House Extension Design Guide
The Council has produced a House Extension Design Guide which sets out useful information for people who are considering extending their house. This design guide is based on the policies in the Local Plan.

Chiltern Buildings Design Guide
The Chilterns Buildings Design Guide was produced in 1999 and was adopted as Supplementary Planning Guidance (SPG) by local planning authorities covering over 90% of the Chilterns Area of Outstanding Natural Beauty (AONB). The Guide contains practical advice for planners, architects and house owners on how to build or restore properties in keeping with the special qualities of the Chilterns AONB. It covers such topics as the setting of buildings, the design of vernacular features and the use of traditional local materials.

In accordance with new planning system introduced by the Planning and Compulsory Purchase Act 2004, the Council is preparing a new Local Development Framework to replace the Local Plan for South Bucks. Click here to find out more about Local Development Frameworks under the new planning system.
