Affordable Housing SPD

Adopted on 16 July 2013, the purpose of this SPD is to provide advice on how the Council's affordable housing policy (Core Policy 3) will be implemented through the planning process. The SPD and associated documents are available to download at the bottom of this page.

The SPD provides guidance on:

  • what sites should contribute to the provision of affordable housing;
  • the Council's negotiated approach towards affordable housing delivery;
  • how the Council will deal with financial viability; and
  • the approach to be taken towards rural exception sites.

The  SPD can be downloaded on the right hand side of this page. The Council requires a Affordable Housing statement to support planning applications for all schemes of 5 or more dwellings and on sites of over 0.16ha. Unilateral Undertaking for Affordable Housing Contributions

The Adopted SPD refers to the Council's Model Unilateral Undertaking relating to affordable housing contributions. A link to the Councils Model Undertaking relating to affordable housing contributions can be found on the right hand side of this page. This model undertaking will not cover all circumstances, for instance it does not include an overage clause which may be needed in some cases. Advice on which model undertaking will be needed should be sought as part of pre-application advice. Please note that this is the Councils Model Undertaking and any substantial amendments to it will not be approved. Should you require the inclusion of additional clauses/minor changes then please list them in a separate word document for our consideration.
